I guess the answer to the first question is, “… it depends…”. What it depends on is time perspective. The fact of the matter is, in the last few decades, you could have bought at nearly any peak in the market and the talk about town was the same as it is in every peak. “The market is crazy”. But even after the market corrected, which is the answer to the second question because markets ALWAYS correct, that’s what markets do, prices appreciated for Palos Verdes homes and the South Bay beyond the point of previous peaks.

For some homeowners that own Palos Verdes real estate as an investment property, the timing of ownership, or rather the timing of unwinding from the asset, becomes a much more important issue compared to homeowners who are owning their Palos Verdes homes as their primary residence. If you’re the absentee owner or in other words, an investment class owner, is now the ideal time to sell, cash out, and free that cash to either perform a 1031 tax deferred exchange, use for other investments or release the opportunity costs of having your cash tied up in that house?

What does the market think of your home?

There’s that old saying wise stock and commodity (and isn’t real estate just another type of commodity) brokers say … “You never lose money taking your profits”. Maybe now is the time to consider selling. Click here to get an market equity report on your home

Let me share with you some tools to help you understand the market. There are going to be 4 charts presented here. Remember price is always and only a function of supply and demand. These charts describe the Palos Verdes real estate market (excluding the Eastview section of Rancho Palos Verdes homes, annexed by the city from the city of Los Angeles some years ago)

  • The Supply-side of the equation

  • The Demand Side of the equation

  • SalePrice: ListPrice Ratio

  • Sale Price Per Sqft Changes over time

Below the charts will be another section displaying those homes now in escrow. That’s important if you’re thinking of selling (or buying) because you want to know what homes real buyers concluded as having enough value to offer on and buy, to the exclusion of some of the homes now still for sale! By the way, that list of pending sales AND the charts, update real time. Meaning every time you visit this page, it will automatically update. So, save this link! How do we interpret these charts?
